	document.getElementById("photo").innerHTML="<div id=\"terms\"><p><strong>Terms and Conditions of Temporary Holiday Accommodation at Joyful Waters</strong></p><p>These Terms & Conditions are agreed by both parties. Departure from the same by the renter/s permits the owners or their Agents to refuse entry, amend the rent or immediately terminate the occupancy. Any variances must be agreed by arrangement with the owners in writing prior to day of arrival.</p><p>All bookings are subject to a deposit of 40% of the total rental fee. If booking is more than 45 days before occupancy, a non refundable deposit of $500 is required to secure the booking. Payment of this deposit constitutes the clients acceptance of these terms and conditions. Balance of the 40% deposit must be paid 45 days prior to arrival. If full payment of the deposit has not been received by that date, the owners have the right to cancel the booking and re-let the house. Balance of the rental amount must be paid in cash on check in. </p><p>The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.</p><p>If the renter/s cancels for any reason in the 45 day period prior to occupancy, they will incur the forfeit of the deposit. </p><p>A security deposit of $600 cash is required on check in. This is to cover any breakage, damage, or missing property. </p><p>The renter/s agrees that any activities at all taken during their stay at Joyful Waters is at their risk and shall not make the owners or their agents responsible in any way shape or form.</p><p>The property owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances. The renter/s agree to give access to trades people, gardeners, pool service technicians and any other trades person that maybe required for repairs, maintenance, damage and improvements the owners deem necessary.</p><p>Whilst the great majority of our guests respect our property, there have been exceptions which requires us to formally state the following conditions:</p><ol><li>Number of guests should not exceed the number stated at the time of booking or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.</li><li>Parties, functions, loud noise and excessive drinking are all strictly prohibited. The rent charged is for residential use only and not commercial. Fee structure does not provide for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your security deposit.</li><li>Damage, breakages, theft and loss are the guests responsibility during their stay.</li><li>On Departure the premises are to be left in a similar state to its condition on arrival. Please ensure dishes, pots and pans etc are washed and put back into cupboards. Excessive cleaning requirement will incur a cleaning fee of $100. If carpets require cleaning the cost will be subject to quote. </li><li>Check-out time is 10am, to allow time to prepare property for next guests. Check-in time is 2pm on day of arrival. (Unless prior arrangements have been agreed to in writing or email with the owners)</li><li>Disturbance of our neighbours, including excessive noise at any time, is prohibited and may result in termination of rental and loss of security deposit. Be aware that Joyful Waters is in a residential area and regard must be paid to the quiet amenity of our neighbours. If the owners are called out following a noise complaint to police by neighbours a $100 call out fee will be payable by the guests. Second complaint will cause eviction with no refund.</li><li>Smoking is not allowed in the house.</li><li>Loss - the owners take no responsibility for the tenant's personal property.</li><li>Pool conduct – no glasses or glass products are allowed in the pool area. Suitable plastic ware is provided.</li></ol><p>Website content is an accurate depiction of Joyful Waters, however the owners are not responsible for any variances that may occur, for instance updated furnishings may not be represented in existing photographs. Some photographs contain a motor boat, which is no longer available for use of guests.</p><p>Whilst the owners provide details of various discount offers (eg boat rentals, fishing charters), which have been made available for guests of Joyful Waters, the owners are not responsible for variations made by the vendors or operators who have made those offers.</p></div>"
